I have a total of 80 acres in the Town of Pence, I want to sell the north 40.

The property is just north of the city of Montreal, which is 2 miles west of Hurley, Wisconsin. The property is 5 miles from Hurley by road.

Star is about where the property is.

The west side of the property is bordered by Saxon Road, which is a plowed road during the winter. The north and east side are bordered by property owned by the City of Montreal . NO builting is planned for the foreseeable future. The electric lines run along the road right away on the westside. The south line is borders by the remainder of my property. The tip of the northeast corner of the property contains alittle of the Montreal river.

The deer hunting has been excellent for the people I let hunt there. Last year a friend of mine got a 140 pound spike buck. We had a very large doe in the area for a number of years. I was told she was about 200 lbs. So the deer in the area are large. I also have a large bear in the area. The bear hunters say he is about 400 pounds. He loves to be on the north forty in the fall because of a berry patch there. I met him while walking my dogs this spring and took the picture below. He has very long legs and looks huge. Took 2 leaps across Saxon road last fall when I saw him. I also hear and see a number of grouse in the area. They fly up just as I pass them when I am snowshoeing and that makes the heart do a double pump or two.

This property has a snowmobile easement along the road rightaway on the westside, which wasn't used last year. Not sure what they will do this winter. It is also only a quarter of a mile from the major east-west ATV and snowmobile corridor in northern Iron County.

Pink line above is about where the old logging road is.

In the town of Pence you can use the roadway to get to the trails.

Iron County has approximately 250 miles of ATV trails. The routes and trails not only takes you into the beautiful Iron County terrain but offers a variety of pitstops offering food, beverages, and gas. During the Winter, ATV's are welcome on most Iron County Snowmobile trails. Any snowmobile trail posted with both ATV and Snowmobile signs are open to ATV's in the winter.

Over 450 Miles of expertly groomed snowmobile trails traverse Iron County. With the Lake effect snow from Lake Superior we have some of the most reliable snow in the Midwest. (From the Hurley Chamber of Commerce site) Hurley Chamber

I bought the property 16 years ago. It was under open Manage Forest Crop Law and I had it closed. See the DNR site about MFC land Managed Forest law . In return for having the property in MFC you get a huge tax break. Taxes last year on this 40 were $78. It was cut over about 18 years ago and it is growing back every well. About 30% of the land is riverbottom or swamp. The rest is aspin and different spruce and fir species. With alot of small fir and spruce trees coming up. At the end of the old logging road there is a flat area that was open when I bought the property. An excellent place to put a trailer or cabin . Right now some friend of mine are camping out there and have cleaned out the area near the camper more than is shown on this picture.

Friends camper.
